LOUISVILLE, KY (WHAS11) -- Residents in Cherokee Triangle are voicing concerns over a proposed condo building that would replace The Bordeaux on Willow Ave.
“It’s too big. It's a beautiful building, but build it somewhere it belongs. Not here in our neighborhood,” said Tim Holz, Cherokee Triangle Board of Trustees member.
The Jefferson Development Group is proposing what’s called the Willow Grande. It would be 17 stories high with 24 units.
“We just feel this building is too big. It’s out of place and it's not true to the character of our neighborhood,” said Holz.
A project downsize isn’t currently an option. The project attorney, Tim Martin, said the size is needed to cover the total cost, including land acquisition, demolition and construction.
“You add all of that up and obviously there is a certain cost to that. So, you have to set a price point at a certain level that's compatible with the market and that generates the number of units,” said Martin.
Jefferson Development CEO Kevin Cogan said this type of project would fill a housing void.
“The parks system, the restaurants on Bardstown Road, it's just a great amenity for our city. So, there is a tremendous demand for people to come back to this location and we think it is an excellent spot for this project,” said Cogan.
Residents are also concerned a zoning change would set a precedent and lead to more high rises.
“Mr. Cogan and Jefferson Development have great experience in building buildings, but we believe we have more experience in building a neighborhood,” said Holz.
The property still has to be rezoned and approved by the planning commission. It will need final approval by Metro Council.
